Wayleadr is a parking platform with two products: Wayleadr Work for corporate campuses and Wayleadr Home, which the site also calls WayHome, for apartment communities. Home covers digital permits and resident self-registration, paid guest parking, space pricing by type and demand, gate access by GSM and license plate recognition, automated enforcement, in-app payments and EV charger rotation. Its multifamily page carries testimonials from Greystar regional managers and Freestone Property Group and lists Vivmark Residential and Life Time Living among customers. In the parking management guide it is one of the vendors most focused on pricing the garage as a revenue line.
Who it fits
The database tags institutional multifamily. The buyer is an operator with structured or gated parking that wants to price spaces by type and demand instead of one flat rate, sell guest and short-stay parking to visitors, and open the gate from a resident’s phone or plate. The site says visitors pay by QR code with nothing to download while residents pay in the app on an auto-renewing permit. It also offers transient and public parking from underused resident spaces, which suits an urban building whose garage sits half empty in the day.
It fits less well for a garden community with open surface lots and no gate, where most of the access-control value does not apply, or for a small property that wants a price list before a sales call.
Pricing
Pricing is not published. Both plans say contact sales, and the pricing FAQ says the cost scales with the number of spaces, the add-ons switched on and any hardware integrations involved. It also says discounts exist for annual payment and for large portfolios. Ask for the per-space price at your space count, the hardware cost if your gate needs a GSM module or LPR camera, and what the payment processing costs and who pays them. Ask how revenue from guest and dynamic pricing is split, and when it is paid out. Ask what the cancellation terms are, since the FAQ routes cancellations through a customer success representative rather than stating them.
Integrations
The database lists MRI Software, which Wayleadr’s multifamily page shows as a property management integration partner. The same page names access-control and hardware partners: SKIDATA, Axis Communications, Genetec, Nedap and Openpath. The pricing page lists PMS integration as a Home feature without naming other systems, and the multifamily page says new integrations are being developed with property managers. If you are on Yardi, RealPage or Entrata, ask whether a connector exists today or what the resident import looks like, and how move-outs reach the permit list.
Limitations and questions to ask
Start with the pricing engine. The site says its algorithm assigns spaces by demand, user priority and history. Ask how much control the property has over rates, whether you can cap a resident’s price, and how a price change is communicated to residents with an auto-renewing permit. Check your lease addendum before you turn dynamic pricing on.
Then ask about the hardware. Ask which gates Wayleadr has worked with, who installs and services the GSM or LPR unit, and what happens to access when the cellular signal drops in an underground garage.
Then ask about enforcement. The site describes unauthorized vehicles flagged automatically by LPR. Ask what happens next, who issues a warning or calls a tow, and what record the property gets.
Finally, ask how much of the support team works on Home rather than Work, since most of the case studies on the site are corporate.
Alternatives
The parking management vendor list puts every vendor on the same facts. Parkade also offers dynamic guest pricing and gate-access integration, and names Yardi, Entrata, RealPage and Rent Manager. Park Graph publishes its plans and take rates and syncs permits from five PMS platforms. ParkStash combines access control with permits, LPR enforcement and tow records at published monthly prices. How the other parking vendors compare is one page with every option.
