Parkade is multifamily parking software built around revenue. Its database description covers self-serve resident space assignments, paid guest and visitor parking with dynamic pricing, plate-scan enforcement with resident violation reports, gate-access integration and 24/7 parking support. Its homepage names spreadsheets and rentable items as the status quo it replaces, and its case studies are stated in dollars rather than in permits issued, which places it at the revenue end of the parking management guide.
Who it fits
The database tags institutional multifamily only, and Parkade’s own site addresses property managers, regional operators, lease-up teams and asset managers. The buyer is an operator with a garage or lot where spaces sit empty at a price of zero, and an asset manager who wants that line on the income statement. Lease-up teams are on the list because assigning spaces by hand during a lease-up is where the spreadsheet breaks.
It fits less well at a property where parking is free, unassigned and abundant. There is nothing to price dynamically, and the enforcement and permit features are available from vendors that charge the property nothing.
Pricing
Parkade does not publish pricing; its site says to talk to sales. Ask for the per-unit or per-community rate, the term, whether the fee is a subscription or a share of the parking revenue, and who holds the guest-parking money between the transaction and the remittance. The case-study figures on its site, a $130,000 annual revenue lift at 903 Peachtree in Atlanta, a 26% parking revenue increase at the BLVD Collection and a 60% long-term revenue increase at STRATA and Venue, are Parkade’s numbers for Parkade’s customers. Ask for the space count, the starting rate and the ending rate behind each one, then ask for the same model applied to your garage.
Integrations
The database lists Yardi, Entrata, RealPage and Rent Manager, sourced from Parkade’s integrations page. Rent Manager is notable because no other vendor in the category lists it. Parkade also claims gate access for all gate access control systems, which is a claim to test by naming your gate controller in the demo. The Yardi integration page and the RealPage integration page show which other categories connect to each system. The rentable-items module inside those systems can bill for an assigned space, and Parkade’s pitch is that assignment, guest pricing and enforcement are what the module leaves undone.
Limitations and questions to ask
Dynamic pricing raises a resident-relations question before it raises a revenue question. Ask how the guest rate is set, whether residents see the rate before their guest is charged, and how a resident who disputes a guest charge is handled. Ask what the lease addendum needs to say for paid guest parking to hold up in your state.
Plate-scan enforcement with resident violation reports means residents photograph and report each other. Ask how a resident report is verified before a warning or tow, who approves the tow, and what the audit trail looks like when the reported car turns out to belong to a resident with a new plate. Most vendors in the category depend on a patrol or towing partner; ask which partners Parkade works with in your market and whether the enforcement app is licensed to them.
Gate access is a hardware dependency. Ask what happens at the gate when the connection drops, who installs any reader, and who owns it at the end of the term.
Alternatives
The full list of parking vendors puts every vendor side by side. Reliant Parking is the permits-and-enforcement counterpart, listing Entrata, Yardi, RealPage and MRI with $0 setup and a quote by community size. Zark Parking competes most directly on the revenue pitch, with short-term reservations and long-term spot rentals aimed at unused spaces, and lists RealPage, Yardi, ResMan and Entrata.
