Wayline is an AI phone assistant for property managers, sold with a 24/7 maintenance call center behind it. The AI answers tenant calls, texts and messages, triages maintenance issues, opens work orders and dispatches the manager’s preferred vendors. When a call is a real emergency, a gas leak or a burst pipe, trained human dispatchers take over and coordinate the vendor and emergency services. It also handles leasing calls and showing scheduling, which puts it partly outside this category. The company is backed by Y Combinator and based in San Francisco. In the maintenance and vendor network guide it belongs with the after-hours answering services, and the facts panel below is rendered from our vendor database with a source and verification date on each entry.

Who it fits

The database tags single-family rental, HOA communities, affordable housing and commercial facilities. Wayline’s own list is longer: single and multifamily, scattered-site portfolios, short-term rentals on Airbnb and VRBO, Section 8 and LIHTC housing, commercial property and manufactured housing communities. The common thread is a manager without someone awake at night. A 300-door scattered-site manager who now forwards the emergency line to whoever drew the short straw is the clearest buyer. The page puts the alternative in plain terms: a full-time night manager costs $40,000 to $60,000 a year in salary alone.

It fits less well for a manager whose problem is vendor supply. Wayline dispatches the vendors you give it. If your plumber does not answer at 2 a.m., the AI reaches the voicemail faster than you would have, and that is all.

Pricing

Pricing is not published. The call center page says to tell them about your portfolio and they will build a custom plan, and the homepage has a Start for free button. Ask what free means: a trial period, a call cap, or a stripped-down tier. Then ask the shape of the paid plan. Is it per door, per call, per minute, or a flat monthly fee? Is the human dispatch layer priced separately from the AI, and is there a per-emergency charge? Ask what happens to your bill in January when the pipes freeze and call volume doubles. Ask whether leasing calls and maintenance calls are priced the same.

Integrations

The database lists five PMS integrations from the call center page: AppFolio, Yardi, Buildium, Rent Manager and Rentvine, with the page adding “most major PMS platforms.” It says every call is logged, tickets are created automatically, and notes sync to the resident’s record. That last claim is the one to test. Ask the vendor to place a test call on your PMS and show you the work order it creates: the category, the priority, the unit, the notes, and whether the vendor assignment carries through. Each of those PMS platforms has its own maintenance request flow, so ask what happens when a resident submits through the portal and calls as well. Ask whether you end up with one work order or two.

Limitations and questions to ask

Triage is the risk with any AI on the emergency line. Ask how it decides what is urgent and whether you can edit those rules; the page says you define what qualifies. Ask what happens when the AI is unsure, how fast a human picks up, and whether you can listen to recordings.

Ask about languages. The page lists English, Spanish, Mandarin and Japanese among others. Ask which ones the human dispatchers speak, since an emergency call in Spanish should not reach a dispatcher who only speaks English.

Ask about vendor escalation. If the first vendor does not answer, how many does it try, in what order, and when does it call you?

Ask about the company. Wayline is young and venture-backed, so ask how long it has been running live portfolios, and for a reference at your size and in your PMS.

Alternatives

The maintenance vendor list compares each vendor with the same facts. EZ Repair Hotline is a live, US-based maintenance call center that works inside your PMS. Latchel is an outsourced maintenance desk that also handles the coordination. DoorlineOps sells coordination as a service with published prices for smaller single-family managers. For the rest of the field, see the page on Latchel’s competitors.

Is this your company?

Wayline has not published its pricing on any page we could verify, so this profile turns those into questions for the buyer. If you work at Wayline, claim the profile and add them.
