Latchel sells outsourced 24/7 maintenance coordination. People and AI triage answer the resident, decide whether the call is an emergency, and dispatch to the vendors you already use. Managers who go looking for a Latchel alternative tend to have one of three complaints. Pricing is not published and they want a number before a demo. The service could not find a contractor in their market. Or they want to own the coordination themselves and only need software, or only need the phone answered. Why buyers look past Latchel

The pricing question comes first in every thread. Latchel does not publish per-door figures; prospects are routed to a demo call. Ask for the per-door price, the minimum, and whether the after-hours coverage is priced separately from daytime coordination.

The second complaint is vendor supply. Latchel dispatches to your vendors. One manager describes Latchel struggling to find contractors in the area, and another reports waiting nearly ten days for a plumber who then billed $1,400 for a leaky sink. That is a network problem, and a coordination service without its own network cannot solve it. They need the phone answered and a lease clause that defines an emergency.

One more thing to check. A manager in the threads reports that Buildium does not integrate with Latchel. Whatever the shape, ask about the handoff. Who talks to the resident once the vendor is dispatched. Who chases the no-show. Who reviews the invoice against the not-to-exceed figure before it goes to the owner.
