Zark Parking: Features, Pricing, Integrations & AI Visibility

Zark Parking is a multifamily parking platform for short-term reservations, long-term spot rentals and enforcement with resident-reported violations, aimed at renting out unused spaces. That is the whole of its database description, and it is a narrower product than most of the parking management guide covers. Its homepage carries a Greystar executive testimonial calling it affordable, quick and convenient, and lists four property management systems, which is more than most vendors of its size.

Who it fits

The database tags institutional multifamily only. The buyer is an operator with a garage where a share of the assigned spaces sits empty during the day or between leases, and who wants to rent those spaces by the hour or by the month without adding a job to the leasing office. The Greystar testimonial suggests the product has been run at institutional scale, though the testimonial is the only evidence on the page and the size of the deployment is not stated.

It fits less well where the problem is guest-spot abuse, hangtags or a tow dispute rather than empty spaces. Zark’s enforcement rests on residents reporting violations, and a property that needs LPR cameras, a patrol app or a tow decision record should look at the permit-and-enforcement vendors first.

Pricing

Zark does not publish pricing. Ask whether the fee is a subscription, a share of reservation revenue or both, what the property keeps from a short-term reservation and a long-term rental, who holds the money and when it is remitted, and the contract term. Ask for the space count and occupancy behind any revenue figure the sales team quotes, since the vendors in this category that publish case studies publish their own best results.

Integrations

The database lists RealPage, Yardi, ResMan and Entrata, sourced from Zark’s homepage. ResMan is uncommon in the category; only SmartRent’s record also lists it. Ask what the integration does. A resident sync that tells Zark who lives in which unit is a different thing from a ledger sync that posts a long-term rental to the rent roll, and the homepage does not say which. The RealPage integration page and the Yardi integration page show the other parking and access vendors on each system. Rentable items inside those systems already bill for a long-term assigned space; Zark’s case rests on the short-term reservation and the empty-space inventory those modules do not handle.

Limitations and questions to ask

Resident-reported enforcement is the first question. Ask what a resident submits, how a report is verified before anyone acts on it, who issues the warning or calls the tow, and what the record shows if the reported car belongs to a neighbor. Ask which patrol or towing partners Zark works with in your market, because the platform itself does not drive the lot.

Reservation logistics is the second. Ask how a renter finds the space, what happens when a resident returns to find a short-term renter in an assigned spot, and how disputes over a paid reservation are resolved. Reliant’s list of common parking problems includes the assigned-parking dispute, where a resident finds another vehicle in a paid or designated spot, and a reservation product creates that situation on purpose.

Access is the third. Ask how a short-term renter gets through the gate, whether Zark integrates with your gate controller, and what the renter does at 2 a.m. when the gate does not open.

Alternatives

The full list of parking vendors compares all twelve. Parkade is the closest competitor, with paid guest parking, dynamic pricing and gate access on Yardi, Entrata, RealPage and Rent Manager. ParqEx sells the same unused-space marketplace with its own Access+ gate hardware and published commission rates, and names no property management system.
