Pest Share is the name single-family and small multifamily managers hear when they want pest treatment to stop being a per-call expense. The resident submits a request, Pest Share schedules a vetted provider from a pool it puts at more than 200, and the manager watches a dashboard instead of calling exterminators. Managers look past it for two main reasons. Some run apartment buildings, where one resident’s on-demand coverage does nothing about the unit next door. Others want the pest line inside a package they already sell, or want a price on paper before a discovery call. This page covers those reasons, the other vendors in our pest control programs category, and how to pick two for a demo.

Why buyers look past Pest Share

Pest Share does a specific job well. Its multifamily page describes the point as keeping your team out from between the resident and the provider, and for a manager with scattered houses forty minutes apart, that is most of the value. It sells four per-door plans, Basic, Plus, Pro and Premium, that differ by pest coverage, with common areas as an optional add-on. Its home page frames the program as a revenue line for the manager rather than a cost.

The first objection is building type. On-demand coverage is a per-resident product. In a building with shared walls, bed bugs and roaches move between units through walls, utility lines and common entry points, which is how Orkin’s multifamily page puts it. Treating one unit when the resident calls does not stop the unit next door from reinfesting it. Pest Share does have a multifamily page, but a 200-unit community manager usually wants the whole building on one schedule, and that is a different kind of vendor.

The second is price. Pest Share publishes plan names and no dollar figures, and asks for a discovery call. Ask for the per-door price at each tier, the minimum door count and the contract term.

The third is the PMS. The database records one integration for Pest Share, Buildium, from its own Buildium page and Buildium’s marketplace. If you run another system, ask whether it is live, and whether the resident charge posts to your ledger automatically or someone on staff enters it.

The fourth is the “who pays” answer. Pest Share’s pages do not say how a problem the lease assigns to the owner, such as an infestation present at move-in, is handled. Ask.

We could not verify its claim of more than 1,000 property management companies, response times, or any warranty term.

The alternatives, by what you want instead

The table above carries each vendor’s facts from the database. They fall into three groups.

If you want the same on-demand model in a different wrapper

Second Nature sells on-demand pest control as one benefit inside its fully managed resident benefits package, alongside filter delivery, a renters insurance master policy, credit building and rewards. The package is resident-paid at $20 to $80 a month with success-based billing to the manager, and the database lists AppFolio as the integration. Its pest page describes up to four service requests a year for active infestations with a 30-day warranty, and the manager picks the coverage tier. It fits a manager who would rather sell one package than assemble components. Cover Pest is the closest in shape to Pest Share: residents submit pest requests through Cover, which dispatches vetted local providers and handles scheduling and payment, with coverage set by the Cover Plan the property enrolls in. The database records its billing model, monthly in arrears to the property manager for each property active at least one day in the prior month, but no figures, integrations or segments, so ask for all three.

If your properties are apartment buildings

Orkin Commercial runs a named multifamily program, Multifamily Precision Protection, with integrated pest management inspection and monitoring, bed bug canine inspection and heat treatment, exclusion, and fly and bird control. Terminix Commercial sells a property-management solution covering inspection, a treatment plan, tenant education materials, ongoing monitoring and condition alerts, across multifamily, office and retail. Rentokil has a US multifamily program for apartments, condos and property managers, with national and regional multi-site accounts, integrated pest management and PestNetOnline reporting. Terminix Commercial now answers to Rentokil Terminix, so if both are on your list, ask which entity holds the contract and whether the programs differ. None of the three publishes pricing or records a PMS integration, which is normal for a service contract.

If you are in South Florida

Hulett Environmental Services serves multifamily communities, HOAs and property managers on a scheduled integrated pest management cadence, emails a report after each visit, and returns at no charge between services. It is the only regional firm in the category, and the free callback is written on its own page, so ask the national providers to match it in the contract.

How to shortlist

Decide the shape first. Scattered houses with leases that put post-move-in pests on the resident point to on-demand coverage: Pest Share, Cover Pest or Second Nature. Buildings with shared walls point to a portfolio contract: Orkin, Terminix, Rentokil, or Hulett inside its territory. If you have both, you may end up with one of each. The resident benefits platforms guide covers the package side, and the AppFolio integrations page shows which vendors connect to that system.

Then ask every vendor the same five questions:

  1. Are bed bugs inside the base price, and what does a heat treatment cost per unit?
  2. What happens when the treatment does not work: free return visits, a warranty period, or a new charge?
  3. How does a resident request service, who schedules it, and what does our staff see per property?
  4. What do we receive after each visit, and can we pull it by property and month when an owner or inspector asks?
  5. What does a request outside coverage cost the resident, and how is the charge described on the lease?

What the Index shows

The table at the foot of this page carries the current Index figures for Pest Share and each alternative, and the edition includes two prompts that ask for a Pest Share alternative by name, one of them for a 200-unit apartment community. Our reading is that ChatGPT answers the Pest Share question mostly with the national exterminators, which suits an apartment community better than a portfolio of scattered houses. The full vendor list puts every vendor in one table.
