Community Boss is parking and amenity management software for apartments and HOAs. Its own description covers amenity bookings, pool passes, guest parking, enforcement and wayfinding, sold as three lines, Parking Boss, Amenity Boss and Welcome Boss, and it claims 1,450 or more communities, 420,000 or more doors and 550 or more management companies. The client list on its homepage names Associa, Bozzuto, Cushman & Wakefield and Willow Bridge. It is the narrowest product in the resident experience and amenities category and, for a dense community, often the one that matters most.
Who it fits
The database tags Community Boss for institutional multifamily, HOA communities and student housing. The buyer is a community where parking is the fight: a mid-rise with fewer spaces than cars, an HOA with a tow policy and a board that hears about it, a student property where guest parking is a weekend problem. Its homepage calls it the leading parking platform for apartments and HOAs, and the amenity side, pool passes and bookings with a capacity rule, is the same problem at the pool gate.
It fits less well as the whole resident experience. It is not a rent, package and messaging app, so an operator that wants one branded app should look at Livly or Venn and ask whether Community Boss can sit inside it. A condo or co-op that wants reservations and packages with front-desk tools is BuildingLink’s buyer, though the two overlap on amenity booking and a board may end up comparing them.

Ask whether the rate is per community or per door, whether Parking Boss, Amenity Boss and Welcome Boss are priced separately, and what the minimum and term are. Ask whether enforcement has a per-violation or towing-partner fee and whether guest passes are metered. For an HOA, ask how the contract sits with the association rather than the management company, since Associa-style managers change and the board stays.
Integrations
The record confirms no PMS integration, and the integrations page did not resolve when we fetched it. The first demo question is which PMS or association accounting system Community Boss writes to, and whether a parking violation or an amenity fee can post to the resident’s ledger. The second is whether it connects to the access control system at the gate and the pool door, because a pool pass that lives only in an app and never reaches the reader is a rule without enforcement. The context is the portal inside the PMS; RealPage markets its own as LOFT and lists parking and storage reservations on its page, so ask what Community Boss does that the built-in reservation does not.
Limitations and questions to ask
Ask how a guest registers a car at 11 p.m. and what a resident sees when the guest limit is reached. Ask what the tow workflow is, who authorizes it, and how the record is kept for the board. Ask how enforcement staff or a patrol company use the app, and whether it works offline in a garage. Ask how pool capacity and booking windows are set and who can override them. Ask what the board’s report looks like month to month. For student housing, ask how the system handles four leaseholders and four cars in one unit.
Alternatives
