Leonardo247 is a multifamily operations, preventive maintenance, and turns platform. Connect247 is its other name in the database, and Turnable came in with a 2024 acquisition, which is where the turns product comes from. Its after-hours coverage comes through an exclusive partnership with Latchel, announced in 2024. Most of the maintenance and vendor network category is about who answers the phone when something breaks. Leonardo247 is about the work the on-site team does on a calendar before anything breaks.

Who it fits

Leonardo247 tags institutional multifamily and student housing. The buyer is a portfolio operator with on-site teams, a list of compliance and preventive tasks that must happen on a calendar at every community, and a turn season that has to be run as a board rather than a queue. Student housing is where the turns product earns its keep, since a property that turns almost every unit in August needs days-to-ready tracked by the hour. The Latchel partnership matters for fit because it means the operator gets a 24/7 after-hours coordination desk through a partner instead of building an on-call rotation.

It does not fit a single-family or small multifamily manager with third-party vendors. Nothing in the database record dispatches to a vendor bench, and that buyer should read Property Meld or Latchel directly.

Pricing

Pricing is not published in our database. Ask for the per-unit figure and the minimum. Ask whether turns is a separate module from the operations platform, since it arrived by acquisition and may be priced that way. And ask how the Latchel desk is billed: on Leonardo247’s invoice, on a separate Latchel contract, or per call. An operator who already pays for an after-hours answer somewhere else needs to know what the exclusive partnership means for that contract.

Integrations

The database carries no PMS integration for Leonardo247 with a verified source. Our research notes say major multifamily PMSs without naming them, and Latchel’s own integration list in those notes includes Leonardo247, which covers the partner side but not your ledger. So the first demo request is a named list of PMS integrations and a live walk-through in the one you run, from a preventive task generating a work order through to close and cost in the PMS. Yardi, RealPage, Entrata, and MRI each ship their own maintenance module, and the question is what Leonardo247 adds above yours. The Yardi integrations page lists the category vendors with a verified Yardi connection, and Leonardo247 is not on it yet.

Limitations and questions to ask

Preventive maintenance is the product, so test it hardest. Ask how schedules are built, whether by asset, by unit type, or by community, and how a missed task surfaces to the regional. Ask what compliance tasks it ships with and how you add your own.

The after-hours handoff is the second thing to test. Ask what Latchel sees when it answers a call at 2 a.m., how a work order Latchel creates shows up in Leonardo247 in the morning, and who dispatches a vendor when the on-site tech is off and the job cannot wait. Ask what the resident sees during that gap.

Turns are the third. Ask for a turn board on a real community, what days-to-ready looked like last August, and how a turn that stalls on a vendor gets escalated. Technician adoption is the same risk as everywhere in this category: a tech who will not close tasks in the app leaves the site manager doing it twice. Ask what the fallback is. And ask who owns your task history and how it exports at exit.

Alternatives

The HappyCo and Leonardo247 comparison is the one institutional buyers read, and the alternatives to Latchel page puts Leonardo247 beside every other vendor in the category. HappyCo is the inspection-first version of the same operating layer, and Lessen is the choice for an operator who would rather outsource the bench than run it.

AI visibility

In the one ChatGPT run recorded for this category in the 2026-09 edition, ChatGPT did not name Leonardo247; it named Property Meld and Latchel on a prompt about a 300-door company. ChatGPT named Latchel second in that run, so the after-hours partner is in the answer and the platform is not. The prompt was a small-portfolio question, which is not where Leonardo247 sells. The Leonardo247 row on the AI Shortlist Index will show the first prompt Leonardo247 is named on as institutional prompts enter the set. Vendors in that position can read how we work with proptech companies on AI visibility.
