Vendoroo is an AI maintenance coordinator that covers the work from resident triage through vendor invoice review. It began as Tulu and took the Vendoroo name in 2024. The rest of the maintenance and vendor network category splits into software that helps a human coordinator and a desk that replaces one. Vendoroo’s pitch is that the software does the coordinating, and our research notes call it the fast-rising fifth name after the four incumbents managers list first.
Who it fits
Vendoroo tags single-family rental and small multifamily. The buyer in the forum threads is a manager just over 100 units who wants one system for maintenance calls, emails, and texts, and who would rather not hire a coordinator to get it. One manager in those threads described the ideal as a service that handles calls and dispatches contractors with minimal intervention from them. That is this product’s promise, and the demo is where you find out how much of it holds at your door count.
It does not fit a manager whose problem is vendor supply. Vendoroo dispatches to the bench you bring, so a market with no plumber stays a market with no plumber. That buyer should read Lula. It also does not fit an institutional multifamily operator on Yardi with on-site technicians, since that buyer is choosing a different product shape and the for institutional multifamily page covers it.
Pricing
Pricing is not published in our database. Our research notes record a starting figure of $3 per door, which is the number to confirm first, along with the minimum and what the per-door figure includes. If that figure holds, 200 doors is $600 a month against roughly $320 to $400 for Property Meld at its published rate, and the gap is what you pay for the coordinator’s labor living in the software. Whether that trade pays depends on what your coordinator costs now and what they would do with the hours back. Ask also about term length and exit terms, because year-long contracts and per-unit cost stacking are the two complaints managers raise about this category most.
Integrations
The database lists four PMS integrations sourced from the Rent Manager marketplace: Rent Manager, AppFolio, Rentvine, and Yardi. Buildium and Propertyware are not on the list, so a manager on either should ask what the interim workflow is before anything else. Limitations and questions to ask
Triage is the first thing to test. Ask who decides what counts as an emergency at 2 a.m., whether you can edit those rules, and what happens when the AI is unsure. False emergencies and after-hours burnout are why managers shop this category, and a triage that escalates everything solves neither.
Invoice review is the second. Ask what the review flags, whether it enforces a not-to-exceed limit, how an owner approval is collected, and how long a work order sits waiting on it. Ask how a vendor who only texts gets a work order and what the workflow looks like when they ignore it, since vendors refusing the platform is the pain that creates double entry.
Our research notes flag that a property management newsletter, PM Assist, has contested some of Vendoroo’s claims. That is a reason to ask for three references at your door count and on your PMS, and to call them.

The run’s most consulted domain was reddit.com, at 38 of 124 URLs. The Vendoroo row on the AI Shortlist Index will show the first prompt Vendoroo is named on. A 2024 rename means much of the public record still says Tulu, which is one plausible reason the answer skips it.
