Lula: Features, Pricing, Integrations & AI Visibility

Lula is a managed maintenance vendor network with an optional coordination desk. Its own description puts the network at 9,000 or more pros across 50 or more metros, branded as the Lula Pro Network, and its business model is the part that separates it from the rest of the maintenance and vendor network category: there is no subscription, and Lula earns on the jobs it completes. Most vendors in the category coordinate the vendors you already have. Lula brings them.

Who it fits

Lula tags single-family rental and small multifamily. The research pattern is specific about when it wins: when the problem is finding vendors rather than coordinating them. A manager with scattered homes across a metro, or a manager whose bench keeps no-showing and overbilling, is the buyer. A manager who has a good bench and only needs the workflow tightened is not, and should look at Property Meld or Vendoroo instead.

Its own site says the service is free for NARPM members, which is worth confirming with the current terms if you belong.

Pricing

There is no subscription in the database entry. Lula earns on jobs. That is the attraction at 60 doors and the thing to examine at 600. Ask what the margin on a job is and whether it is visible on the invoice the owner sees. Ask what the coordination desk costs if you add it. Then take a year of your own work-order history and price it both ways against a per-unit subscription, because a per-job model crosses a per-unit model at some volume and only your numbers say where.

Integrations

The database lists AppFolio, Rent Manager, and Rentvine, sourced from Lula’s own help center. Our research notes add Property Meld and TurboTenant as connections and say Buildium and Yardi are listed as coming. So a manager on Buildium, Yardi, or Propertyware should ask when those go live and what the interim workflow is. The Property Meld connection matters for a different reason: it means Lula can serve as the network underneath a manager who keeps Meld as the coordination layer. Limitations and questions to ask

Coverage is the first question. Fifty metros is not every metro. Ask for the count of active pros within a set drive time of each cluster of properties, by trade. A network that is deep in one city and thin forty miles out will feel like no network at all for the homes forty miles out.

Vendor control is the second. Ask whether you can restrict jobs to your own vendors, how Lula screens and insures its pros, and who holds the COI. Ask how not-to-exceed limits are enforced on a job Lula’s pro is doing and how an owner approval is collected mid-job. Ask what happens on a no-show, since that is the pain point that pushes managers toward a network in the first place.

AI visibility

In the one ChatGPT run recorded for this category in the 2026-09 edition, captured through the OpenAI API on 3 September 2026 before ChatGPT capture moved to the app, ChatGPT did not name Lula; it named Property Meld and Latchel on a prompt about a 300-door company. The run’s most consulted domain was reddit.com, at 38 of 124 URLs. The Lula row on the AI Shortlist Index will show the first prompt Lula is named on. A buyer asking an AI about maintenance software today does not hear the vendor-network model described, which is a gap in the answer rather than a verdict on the product.
