Reliant Parking is a permit, guest-parking and enforcement platform for apartments, HOAs and student housing. Its database description covers physical and digital permits, a live availability map, license-plate recognition, tow or no-tow decisions and an offline enforcement app, and its homepage says managers from over 1,000 communities use it. Of the property-paid platforms in the parking management guide, it lists one of the widest sets of property management systems, and its Entrata page is the clearest statement in the category of why parking belongs in sync with the rent roll.

Who it fits

The database tags institutional multifamily, HOA communities, student housing and commercial facilities. The case study on its Entrata page is a 696-unit community, ReNew Waltham, and its homepage sells the ability to handle thousands of move-in requests without the chaos, so the buyer is an operator with enough turnover that the manual step in a second parking system has become a staffing problem. An HOA board with a tow policy and a dispute problem is the other buyer, because the tow or no-tow decision record is built for exactly that argument.

It fits less well where the property has no move-in volume and no enforcement partner. A small building with a surface lot and a spreadsheet is not the buyer, and Park Entra is the only vendor in this category tagged for small multifamily.

Pricing

Reliant states $0 setup cost and a customized quote based on the size of the community. Per-unit figures are not published, and the pricing page returned a 404 when we fetched it. Ask for the per-community or per-unit rate in writing, the contract term, whether LPR cameras carry a separate hardware fee, and whether the enforcement app is licensed to your patrol partner or to you. Since Community Boss publishes a starting figure for the same buyer, ask Reliant to quote against it.

Integrations

The database lists Entrata, Yardi, RealPage and MRI, sourced from Reliant’s Entrata integration page. That page describes the problem the sync solves. Every move-in creates a manual step in a second system when parking is managed separately, and every move-out requires the property team to remember to deactivate the parking record. Ask which direction the data moves, whether a move-out closes the permit without a person touching it, and how a unit transfer is handled. The Entrata integration page lists the other vendors that sync with the same system. Yardi, Entrata and RealPage rentable items can bill for an assigned space on their own; they do not issue guest passes or feed a patrol app, which is the gap Reliant fills.

Limitations and questions to ask

Enforcement is a partner question, as it is for most vendors in the category. Reliant sells the enforcement app and the decision record; someone still has to drive the lot. Ask who patrols, whether the offline app syncs cleanly when a garage has no signal, and what the audit trail shows when a resident disputes a warning or a tow.

Towing law is the second question. Reliant’s own article on common parking problems ends with lease addendums, compliant signage, notice before a tow and a recommendation to request an updated contract from the current towing provider. Ask what its customers in your state use and confirm it with counsel, because the software will not carry the liability.

Support is a claim on the site, 24/7 human support and an onboarding specialist, and it belongs in the contract rather than the brochure. Ask what the response time is at 11 p.m. on a Saturday when the gate list is wrong.

Alternatives

The full list of parking vendors compares every vendor with the same facts. The closest comparison is Parkade, which lists Yardi, Entrata, RealPage and Rent Manager and leads with paid guest parking and dynamic pricing rather than permits and tow decisions. Community Boss, whose Parking Boss line publishes a subscription starting at $195 per month, is another property-paid platform an operator on Entrata, RealPage or Yardi will shortlist against Reliant.
