Respage sells an AI leasing assistant called ResMate that covers web chat, email, SMS, Facebook Messenger, ILS inquiries and inbound calls, schedules tours and follows up, and comes bundled with a leasing CRM, apartment websites, reputation management and paid search. Its site also calls the assistant the Respage AI Leasing Agent and the chatbot the Respage Chatbot, and the CRM is the Smart Leasing Platform. In the category guide to AI leasing assistants, Respage is the vendor that sells down-market on purpose, and it is the only one of the seven that describes how it prices.

Who it fits

The database tags small multifamily and institutional multifamily, and Respage is the only vendor in the category tagged for the smaller segment. Its site says it serves 10,000 apartment communities and describes the buyer’s problem in the smaller operator’s words: prospects reach out after 5 p.m., the team is overwhelmed with scheduling and follow-ups, and the onsite staff spends the day chasing voicemails and answering the same questions.

That buyer is a regional operator, or a manager with a few hundred to a few thousand units, that does not have a marketing department and would rather buy the assistant, the CRM, the websites and the paid search from one vendor than assemble them. An institutional operator with its own marketing team and a CRM it likes will find the bundle heavier than it needs and should read the standalone agents first.

Respage and BetterBot are the two vendors in this category that list AppFolio, which gives an AppFolio manager a short list before the first demo.

Pricing

Respage describes a model and publishes no figures. The website chatbot is a flat rate, the full leasing assistant is priced per unit, and AI phone answering is an add-on. The resident chatbot comes free with the license, per Respage’s AI leasing page. Ask for the flat rate, the per-unit rate, the phone add-on rate, the monthly minimum, and what the CRM, websites and paid search cost if you take the bundle or decline parts of it. Then price the assistant alone against the bundle, because the per-unit line is the one that grows with you and the marketing lines are the ones a competitor’s agency would quote separately.

Integrations

The database lists AppFolio, Entrata, MRI, RealPage and Yardi, sourced from Respage’s AI leasing page, which also names RentCafe on the Yardi side, AMSI, and Knock. Five of the ten systems we track is the joint widest list in the category with BetterBot, and the AppFolio and MRI entries reach operators the CRM-native vendors do not list. The Knock connection means Respage’s assistant can sit on top of a RealPage operator’s Knock CRM. Ask both vendors who owns the prospect record in that arrangement and which assistant answers first.

Limitations and questions to ask

Start with voice. Respage sells inbound call handling as an add-on rather than as part of the assistant, so if prospects call your properties, the add-on is not optional and its price belongs in the first quote. Ask what happens to a call when the add-on is not licensed.

Then the lift claim. Respage’s site claims a 42 percent lead-to-tour lift. That is the vendor’s number. Ask how it was measured, over what period, and against what baseline, and ask for the same figure from a customer your size on your PMS.

Then handoff. Ask who owns the thread after a leasing agent takes it, whether ResMate resumes when the agent goes quiet, whether the AI can be paused for one prospect, and what the prospect sees when the voice changes.

Then fair housing. Bring an accessibility question, an assistance-animal request phrased as a pet question, and a source-of-income question. Ask what ResMate escalates, to whom, how fast on a weekend, and what the contract says about indemnity.

Then the bundle. Ask what you keep if you leave: the websites, the reviews, the paid search accounts and the guest cards in the Smart Leasing Platform. A bundle is easy to enter and worth pricing on the way out.

Alternatives

The category vendor list compares all seven. For an AppFolio manager the direct alternative is BetterBot, a standalone agent with the same five-system list and no marketing bundle. For an operator that wants the widest scope rather than the widest bundle, EliseAI extends into resident, maintenance and renewal conversations.
