5280 Parking sells multifamily parking two ways. The full-service program puts its own team on the property: permit setup, billing, signage, scheduled officer patrols, virtual license-plate enforcement, citations, towing coordination, resident support by phone and text, and monthly reporting. OpenParking is its self-serve software, where the property sets up permits, posts a QR code, takes payment through Stripe and enforces with its own staff through an officer app that scans plates. The full service runs in Denver Metro, Colorado Springs, Northern Colorado and Atlanta, with Dallas-Fort Worth named as next; the software works anywhere in the US. In the parking management guide it is one of the few vendors that will either run your parking or hand you the tools.

Who it fits

The database tags institutional multifamily, HOA communities and commercial facilities, and the site lists apartments, HOAs, condos, mixed-use and retail properties. The full-service buyer is a community manager in one of its four markets who wants parking off the office’s plate entirely, including patrols. The site claims more than 45 communities managed. The OpenParking buyer is anyone, anywhere, who will run permits and enforcement in-house and wants a buy page and a plate scanner without a contract.

The full service does not fit outside Colorado and Atlanta, and neither product fits an operator who needs the permit list driven by a PMS.

Pricing

Full service is custom-priced by property size and scope, month to month with no lock-in. OpenParking’s pricing differs between the two sites. The 5280 Parking software page quotes $50 a month plus about $1.50 per monthly permit and $0.35 per guest permit, with a 14-day trial, and notes that its figures are for reference and openparking.app has the current plans. The OpenParking site itself currently shows a free plan: $0 a month, with a service fee of 5 percent per monthly permit sold, minimum $1.50, and $0.35 per guest permit, both paid by the parker, and the property keeps 100 percent of its permit price. Enterprise pricing is custom for portfolios over 500 permits. The database records the OpenParking site’s version.

Ask which plan you are signing, and get the fee table in writing. On full service, ask what the property pays, what residents pay for permits, how citation revenue is split, and what the monthly report contains.

Integrations

The record names no PMS, and neither site names one. OpenParking lists tow company integrations on request and, on Enterprise, API access and custom integrations. Residents register online or by QR code and pay by card, Apple Pay or Google Pay, with payouts to the property’s own Stripe account. Ask how residents are removed at move-out, whether a resident list can be imported, and whether the Enterprise API could connect to Yardi, Entrata or RealPage if you paid for the work.

Limitations and questions to ask

On full service, ask how often officers patrol, whether patrols are in person, virtual by plate reader, or both, and how a tow is decided and documented. The site says 34 percent of citations convert to paid permits; ask how that is measured and what it was at a property like yours. Ask who handles a resident’s late-night call about a towed car.

On OpenParking, ask what your staff need to enforce safely and legally in your state, since the software gives them a scanner but not a towing license. Ask what the 18-language resident flow looks like for a guest who arrives without the QR sign in view.

On both, ask about the brand. 5280 Parking runs multifamilyparking.com and OpenParking runs its own site with different pricing; ask which company holds the contract and the data.

Alternatives

The parking management vendor list compares the category. Online Parking Permits sells resident-paid permits to large operators across hundreds of communities. Parking Permits of America is free to the property, with revenue from visitor and reserved parking. PatrolWorks pairs plate-as-permit software with partner patrol companies.
