PERQ is a multifamily marketing company more than a leasing assistant. Its homepage describes three parts: traffic and lead generation through paid and search advertising, conversion websites with lead capture built in, and Pulse, a reporting product that ties marketing data to lease data across a portfolio. The AI leasing piece lives inside the websites, where the product page lists AI-assisted chat, lead nurture and self-guided tour scheduling. PERQ moved into pay-per-click advertising in March 2024 through an asset acquisition that brought LeadStart Marketing founder Caleb Bartlett onto its team, according to its own announcement. In the AI leasing assistants guide it is the marketing-led entry, where the assistant is one feature of the website, and the facts panel below comes from our vendor database with a source on each line.
Who it fits
The record carries no segment tags. PERQ writes for financial owners, owner-operators and third-party management companies running apartment portfolios, and the homepage names RAM Partners, Carlton Management, MAA and Article Student Living among more than 100 multifamily teams. The buyer is the marketing lead at an operator who wants the website, the ad spend and the chat on one vendor and one report, and who measures it in leases rather than leads.
It fits less well for a leasing director who wants a phone-answering agent that works every channel and owns the conversation until the tour. The pages describe chat and nurture on the website, not voice. Every page is written for multifamily teams, so a single-family manager is outside the target.
Pricing
Pricing is not published. PERQ sells several things, so ask for each line: the website build and its monthly fee, the chat and nurture features, the media management fee and whether it is a percentage of ad spend, and Pulse reporting. Ask whether any of it is per unit or per property, the contract term, and what happens to the website and its domain if you leave.
Integrations
The record lists AppFolio, Entrata, RealPage and Yardi, from the integrations page, which names those four plus ReXi as PMS partners. The same page lists CRM partners including EliseAI, Funnel, Knock and RentCafe, ILS partners such as Apartments.com, Zillow Group and Zumper, and website tools like Engrain, G5, Matterport and Realync, and says PERQ connects with more than 100 platforms. It does not say what each connection does. Ask which data flows each way with your PMS and CRM: leads in, guest cards out, pricing and availability on the website, and lease data back into Pulse for attribution.
Limitations and questions to ask
Ask about the assistant itself first. The chat and nurture are described in one line, so ask what the bot can do without a person, which channels it covers beyond website chat, and whether it answers phone calls or texts.
Ask about attribution. Pulse claims to show what drives leases, so ask how a lease is matched to a source when the prospect touched three ads, an ILS and the website before touring.
Ask about fair housing. Ask how the chat answers accessibility, assistance animal and source-of-income questions, and whether ad targeting is reviewed for fair housing compliance.
Ask about overlap. If you already run EliseAI or Funnel, both on the integrations page, ask what PERQ’s chat does on top and who owns the conversation.
Alternatives
The AI leasing assistant vendors are listed with the same facts. Hyly.AI is the closest in shape, marketing automation with an AI agent for chat, email and follow-up. Respage bundles its assistant with a leasing CRM and apartment marketing services. Funnel is the CRM-first route. Other options next to EliseAI are compared on one page.
